What does ‘conveyancing’ mean?
Conveyancing is the legal process of buying and selling property. As well as the transaction itself, the term generally includes the various checks, searches and registrations that are required to ensure the sale is valid.
Why should I have my conveyancing done by a lawyer?
In most cases, people use a law firm to help them with their conveyancing. It’s not always a requirement (although most lenders insist on it). However, conveyancing is a process that requires keen attention to detail and a clear understanding of the law, because any mistakes can have potentially very serious consequences. If you’re relying on someone that doesn’t have the right experience, they might make a mistake. And, if they’re a small firm, they might not have the resources to put that mistake right – leaving you with a tricky problem.

How much does it cost?
This can vary, according to the size and complexity of the job - however, we are always happy to give you a detailed quote in advance. As well as the fee for our time (which includes VAT), there are a number of other payments which we will make on your behalf and which will be included in your bill:-
- Search fees (typically between £150 and £300).
- Stamp Duty (1% on property over £125,000; 3% on property over £250,000 and 4% on property over £500,000).
- Land Registration Fee (usually between £100 and £400, depending on the purchase price).
